Accurate Home Inspections

What is Radon?

Radon is a colorless, odorless, and tasteless radioactive gas that naturally occurs from the decay of uranium in soil, rock, and water. It can enter homes and buildings through cracks in the foundation, gaps around pipes, and other openings.

Health Risks of Radon

  • Lung Cancer: Radon exposure is the second leading cause of lung cancer after smoking. It is the leading cause of lung cancer among non-smokers.
  • Risk Factors: The risk of lung cancer increases with higher radon levels and longer exposure. Smokers exposed to radon have a significantly higher risk of developing lung cancer.

Radon Mitigation

  • Active Soil Depressurization (ASD): The most common and effective method for reducing radon levels. It involves installing a vent pipe system and fan to pull radon from beneath the house and vent it to the outside.
  • Sealing Cracks and Openings: Reducing the entry points of radon by sealing cracks and gaps in the foundation and walls.
  • Ventilation: Increasing the ventilation in the home, especially in basements and crawl spaces, to reduce radon levels.

Conclusion

Radon testing is a critical step in protecting the health of your home’s occupants. Given its serious health risks and the fact that it cannot be detected by human senses, regular radon testing and, if necessary, mitigation are essential for ensuring a safe living environment. For home inspection businesses, offering radon testing services can add significant value and help clients make informed decisions about their properties.
